If there is one part of Chennai which has experienced phenomenal growth in the last few years, it is undoubtedly the Old Mahabalipuram Road (OMR) stretch. The 45 km long road starts from Madhya Kailash Temple, goes on to the SIPCOT park in Siruseri and terminates on East Coast Road near Mahabalipuram. It is Home to many of the Special Economic Zones (SEZs), housing hundreds of IT/ITeS, Automobile and Auto Parts Manufacturing, BFSI and Healthcare industries; these are key economic drivers offering employment opportunities to millions. Recognising the value of this part of the city there have been focused development plans sketched out by the Government to improve the infrastructure of this place and this has shown results. The connectivity through roadways, and metro rail system, the construction of flyovers, expansion of roads to ease traffic, and development of robust social infrastructure have transformed this locality into one of the most rapidly developing residential micro markets.
The future only promises further growth owing to these reasons –
Expanding Employment Hub – The superior infrastructure and locational advantages of South Chennai are highly suitable for IT-ITeS, Automobile, and manufacturing industries. The entire stretch of IT Corridor, starting from the huge TIDEL park in the beginning of the stretch to the SIPCOT IT park in Siruseri comprises of many SEZs like Elcot SEZ, Futura Tech Park,Ascendas IT Park, and the hundreds of other industrial establishments that have become the identity of OMR.
This stretch has many plans cut out for it making it a massively expanding employment hub. There are focused efforts aimed at creating specialised clusters for financial services, financial institutions, fintech companies, and related businesses to OMR. Recognizing the importance of fostering entrepreneurship and innovation, plans are in place for OMR, which involves setting up of startup incubators and innovation centres to nurture a vibrant startup ecosystem here. OMR would soon turn into a hotbed for innovation offering enormous job opportunities attracting people from across the country. So, there would be a phenomenal increase in demand for residential properties in this part of the city, making apartments in OMR a prized possession and a smart investment option.
Future Hub for Metro Connectivity –
A few years from now, Old Mahabalipuram Road (OMR) could become a metro rail hub with Okkiam Thoraipakkam and Sholinganallur emerging as the two major metro junction enabling people to switch trains on different lines to reach different parts of the city and also access ECR. While Okkiyam Thoraipakkam is part of corridor-3 from Madhavaram Milk Colony to Siruseri Sipcot, Sholinganallur will be an interchange linking corridor-3 with corridor-5 from Madhavaram Milk Colony to Sholinganallur. With OMR becoming a metro rail hub, passengers from Anna Nagar, Porur, Alandur, Madipakkam, Nungambakkam, Adyar, and Madhavaram can switch corridors either at Okkiyam Thoraipakkam or Sholinganallur to head to East Coast Road. Thus, OMR will be the gateway to reach ECR and Velachery by Metro, OMR residents feel that the metro link to ECR or Velachery from OMR will slash travel time between 50% and 80%. With improved connectivity the OMR stretch would become the ideal location for residing as it would offer seamless connectivity to every nook and corner of the city. Flats for sale in OMR would be the first pick of professionals, for residing along this stretch will facilitate easy commute to work and help them strike the perfect work-life balance.
Upcoming Projects Enhancing Connectivity –
The upcoming Kilambakkam Bus Terminus(Mofussil BusTerminus) would soon be a landmark in the city. Being 10 times bigger than the Koyambedu Bus Terminus, and constructed at a cost of Rs.394 crores, the bus terminus will facilitate better commutation and will play an important role in the entire development of the area.
The State Housing and Urban Development department has proposed and approved a plan of the Chennai Metropolitan Development Authority (CMDA) to link East Coast Road (ECR) and Old Mahabalipuram Road (OMR) by constructing a rotary bridge across Buckingham Canal. Once operational this linking road will greatly improve connectivity and ease traffic congestion in this part of the city.
The first arm of the Perungalathur flyover on the GST Road towards Tambaram has become operational, and once the second arm of this flyover is completed, would contribute to enhancing the connectivity of this place.
Ideal Infrastructure for Residing –
A neighbourhood ideal for living needs a good social infrastructure consisting of good schools, medical centres for quality health care, banks, financial institutions, ATMs, departmental stores, malls, movie theatres and much more. Each of the above mentioned facilities are available in abundance along the OMR and much more are in the pipeline. The surrounding areas got a plenty of reputed CBSE schools, govt schools, professional & Arts colleges and top notch engineering colleges in the city. The connectivity to nearby malls and entertainment facilities is great.
Above all this place oozes a serenity and scenic beauty that other places in the city are devoid of. The availability of vast open areas with greenery, water bodies,, and small mountains gives a surplus quantity of fresh pollution-free air to breath, and offers the ideal setup for holistic healthy living close to nature. The presence of lakes ensures a good water table here, guaranteeing perennial supply of good quality water to the residents of this place, making apartments in OMR the right choice for comfortable living.
